Charles Tarbey, chairman of leading real estate group Century 21, shares his insights into the real estate market and reveals the secrets to a successful sale.

1. Make your property stand out from the crowd

“Simply put, every other home for sale is in competition to yours. Attending as many open homes and listening to as many buyers’ comments as possible will help give you the direction you need to present your property. This will help you understand what is most important to current buyers and allow you to display your home accordingly.”

2. Choose the right real estate agent

A great agent can make a world of difference when pitching to home buyers.  “Most sellers gravitate towards agents who appear the most active – with ‘for sale’ signs seen throughout the area and a strong social media presence – but these are often not the best agents. It’s the agents with the highest number of ‘sold’ signs that sellers should be looking for. Choose an agent based on their results rather than their activity level.”

3. Ensure every room has a purpose

“Your home should be presented as a full-use home. Every unused area creates an opportunity for the seller to demonstrate its versatility.” 4Do a clean sweep. “Have a quick maintenance review and invite a tradesperson over to complete minor tasks that may create a question mark for the buyer. Bring in a commercial cleaner to ensure the home looks impeccable inside and out.”
