Kylie Jenner just slashed $10 million off her mansion, so why isn’t it selling?

Even Kylie Jenner isn’t immune to a tough property market.

There are few people on the planet with the ability to turn almost anything they touch into a commercial success. Kylie Jenner is undoubtedly one of them. Beauty products? She built a cosmetics empire. Reality television? She has spent most of her life starring in one of the world’s most famous franchises. Social media? Hundreds of millions of people follow her every move. Real estate, however, may be proving slightly more complicated, with the the 28-year-old slashing almost $10 million from the asking price of her sprawling Holmby Hills house after initially listing the Los Angeles property for $48 million.

Now asking $38.5 million, the dramatic price reduction raises an interesting question: why hasn’t a home belonging to one of the most famous women in the world sold? Especially when that home comes with seven bedrooms, a movie theatre, resort-style swimming pool, basketball and pickleball courts and its own dedicated security headquarters.

Why has Kylie Jenner slashed the price of her mansion?

Kylie purchased the Holmby Hills estate for $36.5 million in 2020, reportedly securing something of a bargain after the newly built property was originally offered for considerably more. She listed the home for $48 million in December 2025, after completing construction on another enormous estate in Hidden Hills.

Months later, however, the Holmby Hills property remained without a buyer. The asking price has since been reduced to $38.5 million, almost $10 million less than its original listing price and just $2 million more than Kylie reportedly paid for the property six years ago. For an ordinary homeowner, a multimillion-dollar discount would be extraordinary. In the rarefied world of Los Angeles trophy homes, however, even properties owned by global celebrities must find the right buyer.

And Kylie Jenner’s Holmby Hills house is certainly not designed for everyone.

Is Kylie Jenner’s house simply too big?

Spanning more than 15,000 square feet, the sprawling compound occupies almost an acre of land in Holmby Hills, one of Los Angeles’ famously exclusive neighbourhoods. Built in 2019, the modern residence is hidden behind enormous gates and walls, creating a level of privacy particularly suited to its famous owner.

Inside, there are seven bedrooms and numerous bathrooms, along with vast entertaining spaces that blur the line between private home and luxury resort. And that may be precisely what makes the property so fascinating. At this end of the market, buyers aren’t simply looking for more bedrooms, bathrooms and expensive finishes. They’re looking for a home that feels personal.

Kylie’s house, with its monumental proportions, concrete exterior and seemingly endless list of amenities, represents a particularly bold vision of modern luxury. The problem? The more distinctive, and expensive, a home becomes, the smaller its potential pool of buyers.

Inside Kylie Jenner’s private resort

Calling the Holmby Hills house a “house” feels almost inadequate. The compound has been designed more like a private hotel, with enormous living spaces arranged around a central courtyard and swimming pool. Retractable glass walls create a seamless connection between the interiors and outdoor entertaining areas, while the sprawling grounds contain almost every amenity imaginable.

There’s a basketball court. A professional pickleball court. A fully equipped gym. A movie theatre. A games room. Multiple bars. Guest accommodation. And, because this is a home belonging to a member of the Kardashian-Jenner family, there’s even a dedicated security headquarters. At the centre of it all is the resort-style swimming pool, surrounded by expansive entertaining spaces and towering walls designed to shield the property from the outside world.

A kitchen designed for entertaining on a Kardashian scale

Naturally, the kitchen is no ordinary cooking space. The enormous open-plan room features extensive cabinetry, stone surfaces and a supersized island large enough to accommodate family, friends and an entourage. Rather than separating the kitchen from the home’s entertaining areas, the space flows into the surrounding living zones and outdoor courtyard. It’s a design decision that reflects the way many modern luxury homes are evolving.

The kitchen may still be functional, but it has also become one of the home’s biggest entertaining spaces, particularly when the owner happens to belong to one of the most famous families in the world.

The surprisingly restrained interiors

Despite Kylie’s famously glamorous public image, the interiors of her Holmby Hills house are relatively restrained. A neutral palette runs throughout much of the residence, with timber, stone and concrete used to soften the monumental scale of the architecture. Rather than filling rooms with colour and pattern, the home allows its sheer proportions to create drama. Oversized furniture grounds the enormous living areas, while sculptural lighting and carefully selected artworks add personality. The result is luxurious, certainly, but also surprisingly minimalist.

Who lives here?

Kylie Jenner is an American entrepreneur, reality television personality and founder of Kylie Cosmetics. The youngest daughter of Kris and Caitlyn Jenner, Kylie grew up in front of television cameras on Keeping Up with the Kardashians before building a business empire of her own. She has two children, Stormi and Aire, with former partner Travis Scott, and has been dating actor Timothée Chalamet since 2023.

How did Kylie Jenner make her money?

Kylie was just nine years old when Keeping Up with the Kardashians premiered in 2007. But while the reality television series made the Kardashian-Jenner family famous, Kylie would eventually build a lucrative business empire of her own. In 2015, she launched Kylie Lip Kits, initially selling sets containing liquid lipstick and matching lip liner.

The products became a phenomenon.

Kylie Lip Kits evolved into Kylie Cosmetics, turning its young founder into one of the beauty industry’s most recognisable entrepreneurs. In 2019, Kylie sold a 51 per cent stake in Kylie Cosmetics to beauty giant Coty in a deal that valued the business at $1.2 billion. Her business interests have since expanded beyond cosmetics, including skincare brand Kylie Skin and fashion label Khy.


Kylie Jenner and Timothée Chalamet’s unlikely romance

Kylie’s personal life has attracted almost as much attention as her businesses and famous family. The entrepreneur has been dating Oscar-nominated actor Timothée Chalamet since 2023, with the unlikely pairing becoming one of Hollywood’s most closely watched celebrity relationships. After initially keeping their romance largely private, the couple have become increasingly comfortable appearing together publicly, attending major awards ceremonies and sporting events. While Chalamet is known for acclaimed films including Call Me by Your Name, Dune and Wonka, Kylie has spent much of her adult life building businesses and appearing on reality television. Different worlds, perhaps.

But several years into their relationship, the couple remain together, and considerably more public than they once were.

Kylie Jenner is also selling another multimillion-dollar home

The Holmby Hills estate isn’t the only property Kylie has recently attempted to sell. In March 2026, she listed another mansion in Hidden Hills for $20.25 million. Kylie purchased that property for $12.05 million in 2016, when she was just 19 years old, and extensively renovated the sprawling residence.

The reality star isn’t leaving Hidden Hills altogether, however. In 2020, she reportedly purchased a $15 million parcel of land in the exclusive neighbourhood and spent years constructing an enormous custom estate. The completion of her new home appears to have prompted the reshuffling of her multimillion-dollar property portfolio.

So, why isn’t Kylie Jenner’s house selling?

Perhaps the most interesting thing about Kylie Jenner’s Holmby Hills house is that it proves celebrity ownership alone isn’t enough to guarantee a spectacular property profit. Kylie reportedly paid $36.5 million for the estate in 2020.

Six years later, its revised asking price of $38.5 million represents a comparatively modest increase, particularly before the considerable costs associated with owning, maintaining and eventually selling a property of this scale are taken into account. The house itself is undeniably extraordinary. But it is also enormous, highly distinctive and designed for a very particular kind of lifestyle. There aren’t many people who can afford a $38.5 million house. There are even fewer who need seven bedrooms, multiple bars, a cinema, basketball court, pickleball court and dedicated security headquarters.

Kylie Jenner may have hundreds of millions of social media followers. Unfortunately, she only needs one of them to buy the house.
